Assumable Real estate transactions certainly can save lots of dough, but there are some good reasons to have your realtor facilitate the sale.  Since it is a financial investment you may want to know that it does not cover things un-attached to the “dwelling”. Also, inspections for termites, asbestos, structural damage, mold, septic tank and well tests, just to name a few, should not be overlooked. A realtor can assist with this.  More importantly, Realtors can also establish what should be deemed as part of the sale.  This is important as items like the washer, dryer, sink, stove, or landscaping, is not part of a “dwelling”.  If you use a realtor they can facilitate the entire assumable process.  The catch is… They reserve a right to charge for this. 1% or a flat fee is reasonable.
